won't the pre-m affect the germination of that expensive centipede seed? Centipede seed takes a couple seasons, maybe more to get where you want it to get. For only 300sf, I'd go the sod route and be done with it. A bag of centipede seed goes a long way, you'll have way more than you need for 300sf

Pre-M apps this time of year only help with warm weather weeds. This looks like ryegrass, atleast the 2nd and bottom pic does. A fall application of Pre-m will help with this. I wish I had an XL, they just didn't make them when I got my large. A large is barely big enough for cooking for a family of four, can barely put a whole bag of wings on it and certainly don't have the space to move them around if there is a hot spot. Been grilling on a BGE since the mid '90s. I remember when a large was only a few hundred bucks.
My wife got me one of those worx dolly/wheelbarrow things, It's pretty cool and seems well made. She also got me on of their leaf shredders.

SA in your neck of the woods is awesome and after it is established will be less maintenance than bermuda. I plugged my backyard on 18'' centers with SA and it filled in about 3months time.

Been using one since the early 2000s, before you could buy them. One of their first reps gave me to try out in the early stages, got over 10 years out of my first one, got to where you'd have to click it 50 times to start. I'd contact the landscaper, have him remove whatever that is, and put some st augustine down. If you paid for SA, and that isn't what you got, take him to court. Unless that's some weird west coast cultivar we've never seen or heard of..sure doesn't look like SA.
