I checked my treatment history and there doesn't appear to be any fungicide treatments in the last year. It's hard to see in the pictures, but I don't think the thinning is a result of disease. @Spammage - I'll see if I can find some pictures from last summer. I believe my chemical treatment company put down a fungicide last year.

@Jayhawkmba - Water drains very well from that area. The yard is on a slight slope from right to left. I've never seen water pool on that area.

I am a big diy guy but plumbing scares me. Like you said, maybe work a deal where you do the digging and have the plumber make the connections at the house? Haha that describes me pretty well. I'd be okay installing a toilet or something, but running water lines behind dry wall makes my heart race.

I got a Rachio for my birthday from the in-laws a few weeks ago. I love it. The app is really slick and they have a pretty nice web portal as well. Customizing the watering schedule is about as easy as it gets. I haven't used its smart watering feature yet.

Thanks guys. I'm pretty stingy with my watering so that's likely the issue. I only run my system to supplement rainfall so that the yard gets 1" a week and given the heat we've had its probably half of that. We have the highest water rates in the country and putting 2" of water on my lawn every week...

Thanks! It sounds like I should have scalped the yard when the first green shoots started to emerge. I'm going to de-thatch it in June when I have some time on my hands.
