Thanks Andy, I'm pretty surprised by the "low" TEC. The soil looks and feels like a clay loam...a sticky mess when wet, and cracks at the surface when dry. I pulled 20 cores, so I'm pretty confident in the sample. The higher OM% makes sense, given 60 years of root cycling and leaf fall. In any event...

Looks like St. Augustine grass. Most homes in the Houston area have it and I'll bet your neighbor has it too. I've never tried to selectively kill it but look for an herbicide that's safe for bermuda but not st. aug
