I think an irrigation system is out of my budget for a 30k sq. ft. piece of property. I'll put a cat food can out next time I water and measure how much I'm actually putting down. When you say the maint. is a lot with Bermuda, what do you mean, mowing? If that's the case I can handle mowing it twice...

Thank you for your reply, especially about what to kill off the grass with other than roundup. I would probably hire out someone to smooth out the bumps and make the yard more flat(not level) a flat angle. I have a guy that did some work for me in the past and he's pretty reasonable.
