Keep it to whatever minimum level you can. And note germination starts when the white root (radical)...emerges about twice as early as the green plant part.

No need to wait for air temps in the 70s or even low 80s. And a few days of 90+ won't hurt it, as long as you can keep it watered often enough to prevent the seeds themselves from dying.

Look into glyphosate tolerant cultivars. An example is "Tarnation GT" TTTF. In this case, tolerant doesn't mean resistant, but it's better than nothing if fighting Zoysia, etc.

If you really need to aerate, you can do it if you accept the tradeoffs. It has its uses. But most of the time, it's not needed, even for seeding. 46-0-0 urea is essentially all the same and is always 100% fast release N. Look for lesions with hourglass shapes. Sometimes the blades shrink around them in that shape, too. The only standard grasses I'd probably try in that situation would be Fescues. (Currently trying a KBG in such a situation, but I know what's probably going to happen. Heck, it's already happening.)
