Well we put in an offer and worked out a deal. We close early November.
2016 Soil Test
I'm already planning on a 2016 renovation.
Total square footage is 1 1/3 acre and it is fully irrigated with a rainbird system on private well put in by a local company. Turf is in full sun. I'm unsure if I will tackle this over 1, 2, or 3 seasons. I need to test and calibrate the sprinkler system and well output. One inch of water on this much area is 36,205 gallons. Glad I'm not paying for water being on a well - I just hope the well has that much output. This will be a major factor in renovation strategy.
I will also plan on planting OM factories (trees) because there is no way I'll be able to apply OM to this much area. Slowly we will add landscaping features as well.
I'll need larger equipment but have all winter to get the right setup. The timemaster will be fine for a few cuts in November and maybe the spring.
I'm going to have to come up with a sprayer setup too. That will be a high priority. I don't want to have to do multiple refills but need something small enough for a tractor to pull.
One thing I wonder is what to do with the turf directly adjoining thw asphalt road. I'd rather not fight that battle and just landscape the entire area because I don't want dead spots right by the road from salt, debris, traffic and compaction.
Current thought is to renovate the front and sides, then the backyard next year.
I already have great sources for farm fertilizer but we will wait to pull that trigger until the soil test comes.

6/30/16 - Serenade, BLSC (fairy ring and dollar spot!)
7/10/16 - < 1 lb / K DAP
7/16/16 - glyphosate on first 5K
7/19/16 - scalped first 5K, applied 5 oz / K glyphosate on 8K in the front
7/20/16 - 4 oz / K glyphosate on the rest (about an acre)
7/22/16 - scalped next 8K
7/23/16 - scalped the rest of the yard (an acre)
7/24/16 - raked up clippings
7/28/16 - glyphosate, DAP at 1 lb per K, MAP at 1.67 lbs per K
8/4/16 - Seed down on 25K in front and side at 1 lb 12 oz per K. 4 oz per acre rate Tenacity
8/7/16 - Seed down on 35K in the back and south side. 4 oz per acre rate Tenacity
8/8/16 - first few germinations in front seen

Fortunately, it's not very often we need that much water. There's about 3/4 of an acre you can't see in that picture. It's been a dream of mine to have a par 3 golf hole - and that area would be perfect for it. But, one thing at a time.... I need a lot of trees and a basic monostand first...

Congrats HLG! Funny, I was thinking about getting my fall of 2016 reno thread going this weekend. At least you have something to work with. Lawn doesn't look too bad really, mine is mostly k31 in the back and cheap contractor blend in the front. I also have a private well, but I will have over 36000 sqft of just grass. I'm going to spend the next year and set all my beds and wife really wants a pool.

Well, we did the inspection today. I spent an hour testing out the irrigation system. They had it winterized already, and I unwinterized it to test.
14 zones. Located the backflow valve, main controllers, and all the valve boxes. Checked the heads. Ran test cycles through each zone. In pretty good shape. It obviously hasn't been used in a while as the lawn is dormant and had been blown out.
I don't particularly care for the rainbird heads compared to my hunters. They seem to throw the water differently. Maybe it's just the fact that they are throwing water a lot longer distance.
