Grading out around the pool area. Hope to get final inspection on the electrical then meet with the concrete guy. Fence around the pool patio area goes in on the 20th. Hope to get irrigation for yard in August. Then seed in september. Not sure if doing full reno this year, may do the backyard only and front next year.

Just an update - pool, fence and landscaping around the pool is completed. I planted around 100 shrubs and trees and spread 30 yards of mulch. I also seeded around the outside of the fence area where I had grading done. Hopefully will get some pictures up as soon as I figure out how.

Thanks, it was a lot of work. I also planted 5 fruit trees along the side of my house. 3 apple (golden del, fuji, and winesap) and 2 pear (ayers and moonglow).

Noticing the cool crossed mower patterns...did you mow in both directions in the same session?

No, I alternate each time I mow. I usually like to get a 3rd pattern going, for now just sticking with 2.

Me too. I have common bermuda invading in, i think that is going to be my biggest issue going forward. I have a fellow lawn nut a couple houses down. He did a complete reno 2 years ago and had to kill off about 1/5 of his lawn last fall do to bermuda. The stuff is hard to kill.

Yard photos look great. I imagine it was indeed a lot of work over the past year.
As far as the Bermuda...I hear you. That's how bad the Triv is up here. I'm battling it right now. Next time you're up here if it's before late June, I'm sure you'll spot some Triv as you walk/drive about. It's really bad right now.
I can't imagine battling a grass that loves the heat though, like Bermuda. Is the Bermuda infestation one of the main reasons for doing a full reno? Or are you planning to go with KBG again for part of the yard?

I had triv issues at my last house, it's not just a northern thing, it can be an issue down here to with warm winters where it can take over.
The reason for doing a reno is yes to get rid of the bermuda but also my lawn has about 10 different types of fescue ranging from light to dark and wide to narrow. Looks horrible when unmowed, but okay when mowed. I have just overseeded twice into builder contractor mix which does have a lot of undesirable grasses mixed in.
Probably going to go with tttf, may mix some kbg in, but I doubt I am going to attempt 100% kbg on 35,000 sqft of grass. I want the whole yard to be the same grass.

So, a bit off topic, but with those apple and pear trees you now have, should the forum expect some NC Lawn Guy Hard Cider? Maybe some apple jack if we're really nice?
