I've just been adjusting as needed. The challenge is that I have between 6 and 18" of beautiful loam on top of sand that was compressed by construction equipment. Before the loam was put down a 2-3 in layer of compost was rototilled into the base to try to get some organic content in it, but it is quite solid.

I have areas where the water sits (lower areas where there is less loam), so i'm watering a bit more often for less time. Over the next few years I'll probably be able to stretch out the watering - I need more plants/roots and the OM to slowly help the lower soil absorb moisture.

Why the variation in depth of the the loam you installed? 6 - 18" is quite the difference.

Over 15,000 sq. ft. with a property that has slopes its not as much as you think. When you are driving around with a bobcat its hard to adjust the sub grade that evenly. Closer to the house its deeper but as you get to the edges and some of the lower slopes that were created to get proper drainage its changes.

I was away for 4 days; PGR wore off and the brown is almost all grown out. Will try to take some new pix after I mow this week.

looks great jg, from long island too and have been hit with brown patch and dollar spot this year.... used activonate to add more active fungi. you may want to add this to your late spring regime. i think your more impressive posts will be this fall. BTW beautiful home you have.

Actinovate is more focused for root based problems, if you are trying to treat dollar spot or brown patch you should focus on Serenade (and Companion to a lesser extent).

your correct, i should mention i use serenade too..... but the addition of activonate relieved the stress of brown patch and i am on the greener side now. maybe it was just timing application (two separate apps) but activonate will be in my mix now.

Pics from this morning (mowed last evening around 8PM).

South side of property. The area close to the driveway took the longest to get established.

North side. Probably best grass on the property right now, didn't see its first cut until 6 weeks ago.

Rear:

Bad area. Something must have spilled in the big dead areas that have compost now (early June had a birthday party for my daughter with 30 16 year old girls running around). The dollar spot is growing out.

JG, how would you describe the color of the Bewitched all things considered? I know you and turf toes have made some comments in other threads that year 2 is where it really shines.

It's very solid. I expect it to be a shade darker come October although it will start to thin out in the shade.

It definitely gets better second year primarily because it takes so darn long to establish. The density just makes it darker.

PGRs definitely can make diseases worse - mostly, I think, because they slow the ability of the grass to grow out of the disease and recover. Add in a new lawn that is more susceptible to problems and it just compounds things a bit.

So I have a lot more Poa than I expected, but I only got one application of Tenacity down last year as I seeded so late. Fall PreM went down about 3 weeks ago and today I blanket sprayed Tenacity. I've hand pulled quite a bit (it does stand out nicely in a mono stand).

I may do a second blanket spray in 5-6 days to make sure I've got it all and then spot spray afterwards. All the neighbors are going to wonder why my beautiful (in their eyes) lawn is going to have white blades.

My wife took the dog on a walk two days ago and commented on how much poa everyone has - I nearly fell to the floor....
