Tyler's 2017 Front/Side KBG Blend Reno
I have decided that this is the year for my first renovation. I have chosen to renovate my front yard and side yard with a blend of Kentucky Bluegrass - Blueberry, Bewitched and Everest chosen for the excellent NTEP scores in my area. Reno will be only about 1200 sqft total.
Here is a before pic:
It won't look like this for long! Oh ya, the round dirt areas are where we just removed large stepping stones, will have to level out those areas later on. Put down the first round of Glypho today, so no going back now. Also got my first confused looks today when neighbors asked what I was doing: "killing my lawn". The reaction was priceless LOL.
Plan to scalp this coming Friday. First reno question - hold off on any watering until after the scalp?

Thanks. I have time for fallowing, not planning on seed down until Aug 19, just was not sure if watering would hurt or help uptake of the glypho. Also didn't want to cause grass to lay over before scalping but I am assuming that it won't do that immediately.

It's typically 3-4 days before you start seeing the effects of the roundup. Out of curiosity what kind of climate do you have in SE Washington?

It is an arid climate, everything not irrigated this time of year is brown(I do have irrigation). Very little precipitation, high summer temps, generally low humidity. Average January temps around 33F and July about 93F. This week is supposed to be about 100F. Very different from Coastal Washington.

Lowered the cut height on the mower for the reno and mowed on Friday. Didn't want to quite scalp it yet due to the areas that are not fully dead. Did a second app of Glypho today hitting the green areas extra. Plan on scalping next Friday and doing some leveling with topsoil when everything is 100% dead. I also picked up the peat moss, I should now have everything I need for the remainder of the Reno.

Have not posted in a while, wasn't much to report aside from scalping, having few small weeds pop up, leveling with some topsoil.
Today I glypho'd, added a thin layer of compost to the leveled areas to add some organic material to the plain topsoil and trimmed some bushes back.
Will water deep tonight to get everything set up for seed down tomorrow!

Seed is down!
Started out the day with a some raking followed by a mow just to suck up the dead stuff. Seeded my BB, BW, Everest blend at 2.8 lbs/K. Put down starter fert with meso. Rolled it into the soil. Used a peat spreader to lay down the peat moss, ended up using 12 cuft to cover the 1250 sqft reno, this was more than I planned on but the coverage didn't look good enough with any less. Ran the water for 20 minutes, now have it set for 4x/day. Will adjust as necessary to keep things moist.
Really, really happy to finally complete this step after over a year of planning/waiting. Now the fun part, drinking and watching haha.

I just couldn't help but laugh at this comment. After I got seed down a couple days ago I must of gone back to look over some areas about 100 times making sure the coverage looks good. The fact that you made this comment must mean I'm not the only one who does this lol.
By the way tyler, the reno area looks good. Hope things go well for you.

If you think that this type of OCD behavior stops when you're doing your 10th renovation instead of your first, you are sadly mistaken. I have found myself looking at a renovation and asking myself "what exactly were you expecting to see since the last look 15 minutes ago?", hundreds of times.I just couldn't help but laugh at this comment. Update: Day 11 - I see fairly even and good germination except in one small area, maybe 15 sqft that gets a bit more shade than other areas, going to give it until the end of this weekend to before considering applying more seed. I find this a bit odd since it seems that most people get better germination in the shade.
Also the growth overall seems slow but likely just me being impatient, most of the sprouts look to be about 1/2 inch tall. The first week after seed down we had good temps in the 80's, but getting hotter again lately in the high 90's. The next week is not looking so great with temps forecast in the 100's, will keep watering my seedlings 4x a day, hopefully will be enough to keep them healthy.

Day 17: Reno is in full on pout mode. I have seen some further germination but not any significant growth. It just sits there taunting me. Hopefully the cooling weather into the upper 80s later this week will give it a boost.

Day 21: Tyler's 2017 Front/Side KBG Blend Reno
Day 21: The grass continues to fill in and is growing very slowly. There is germination throughout but some areas are just very slow to get going giving it the patchy look.
I used granular starter fert with meso, but have not noticed much whitening of weeds so I spent a while hand pulling the major offenders. Will be nice to get to spray some Tenacity in a couple weeks and also start some spoon feeding to help it along.
It's funny, I have read many many renovation threads and know that, for the most part, it just takes time but it really has been challenging my patience waiting for things to fill in. I know it will get there but geez it's slow haha.
