Took this while cutting the front yard. Hate to cut while growing grass but it needed it bad. Was like 7-8 inches in some spots.

My front yard has taken a complete nosedive this September. Very discouraging but the back yard seems to be coming in well. A lot more uniform than I remember the front last year. Although last year we got a tsunami a couple days after seed down.

It's getting demolished by disease. I've treated it twice with propiconazole and it seems to be helping but I would say there was a 40% loss in the front yard in the past month. Not sure if it's Pythium or brown patch or a combo. But I'm hoping since cooler weather is finally here it will start coming back. I dropped seed in front about a week ago so we'll see.

Here are some pics at 30 days. The weeds are white from tenacity and some minor bleaching on some of the fescue. Overall I'm happy so far. We finally got some rain after almost 3 weeks. (2 inches according to my rain gauge). Probably going to give it a few more days and cut it again.

Almost 2 months since seed down and I'm pretty pleased. It's not coming in good close to my house but I'm not real worried about that right now because for such a big area it's got decent cover and thickness. I can't wait to see it in spring.

Oh yeah! That will thicken up real nice in spring!

Don't worry about those spots around the house, you could do a early spring seeding in those areas. Nice thing is with them close to your house like that you could easily hand water and nurse those areas through summer when you notice first signs of wilting there.

Late winter update. The fescue has started to wake up. Im really liking the way it's turning out. My front yard has also made a decent turn around.
