Wow thats nice! I don't think you could have asked for better results. I considered a mono tttf reno but was told disease could take off quickly and wipe it out. Think you said you'll add Serenade though. Maybe have Armada or Heritage available next summer if you need it.

Matt how are you liking the Regenerate (young as it is) so far? I was looking at overseeding with that next year if I can get my hands on some.

So far I really like it, and I'm thinking it will continue to improve next year. The green color is beautiful. I will update again in the spring.

Got my winterizer down on 11/17...1 lb N/k using ammonium sulfate 21-0-0. Followed up overnight by a nice and slow 1/2 inch of rain.

Sorry, just saw your post. I have some pics from May and June that I will add. Otherwise, I just overseeded on 8/19, and I'm waiting for that to mature some more before getting out there on the mower.
