Ok here’s the update.
We have a 5-6 day moderate temp with rain spell coming up starting tomorrow. Temps for the next 10 days are 80-85 with nightly lows around 55-62
I have irrigation as well.
I do t want to start over as the grass is coming in and spreading so I hit the lawn with tenacity and over seeded.
What ever spots don’t germinate I can spot seed by late August as I need 28 days post tenacity to seed any washouts etc so this really gives me two cracks st it. This lawn has been a bear to get establish.
August 15 I will initial seed my side yard so starting now on the overseeed will also help me spread out the demand on my well.
My lawn even in most of the thin spots does have kbg in them so it will eventually spread and fill in. Not ideal but tenacity keeping the weed pressure in check makes this all possible.

It will likely remain a bear, if you keep practicing seeding and management at low-success-rate times of the season. You're looking for 5-day windows instead of what the most-likely scenario is for newly-germinated frail seedlings.This lawn has been a bear to get establish.

With the upcoming forecast and having irrigation I’m pretty confident I’ll have good success. This is northern New England and while we could get a hot spell it won’t last and I have the ability to water through it.
The poor germination from the new construction seeding I did in May was not helped when I seeded then went on a work trip and could not micromanage the watering so it ended up not watered enough.
I’m pretty sure I’ve turned the corner.
The new side yard will get seeded in few weeks so I hav will be a direct side by side comparison in the same yard

Here’s a picture of tenacity going to work on weeds in my overseed. This is 4 days post overseed and tenacity application. Based on study data I expect most of this crabgrass will die with the single app but lawn will get tenacity again after I get a mowing in.
Temps have been perfect with rain spaced out. So far so good with water, sun, and temps.

Latest update. Hers the front yard 14 days after overseed. Sparse germination but had two huge downpours that wreaked havoc on me.
In the second picture you can see my drainage swale along the very front of the property that slope is steeper than it looks so I’m trying to nurse the spreading along as I definitely would not want to start over on that bank.
I will hit the sparse areas with more seed in couple areas butt plan is let the yard fill in and deal with the weeds with herbicides as they come. My yard drains very quickly so I have to work to build turf.

Been watering and now plucking weeds. Spent about 40 minutes with the weed hound. Unfortunately there is some sedge but probably won’t be able to kill it all until next spring.
Short heat wave coming then I’m going to spot sprinkle seed into the bare spots. This soil does not take well to germinating grass it’s granular and doesn’t hold water so I’ve had to really work at getting grass to establish.

Seed is down and we are on the clock. Irrigation got installed Yesterday.
Unfortunately that means soil got disturbed and no time to do a 10 day fallow.
He was my plan:
1. used seed mats along where the driveway will go in next Tuesday hip
2. Put down tenacity in morning so it has plenty of time to dry before initial watering. I did this prior to placing seed mats and seed.
3. I’m giving tenacity overnight to do its thing.
4. In the morning I will do the initial watering and then run the lawn roller over the lawn to try and depress the seed into the moist soil.
Tuesday contractor comes back to pave and they should not need to have any equipment on the lawn so hopefully this works as no time for a reseed.
