Probably not much hope for the open spots that were under blankets. Just to late in season I think to expect much. That will have to be an early spring action plan. Just going to suck looking at mud all winter. Maybe a warm and warm long autumn.

Re: Syntaxx 2018 Renovation........
Post cut picks from today
I'm surprised about continued lack of germination around the evergreens. Perhaps it's a bit to acidic there. I also have some issues in the very first strip of kbg planted here..the strip on the right. Lots of brown...I'm thinking a few things. I usually cut the kbg at 4in by may. We had slot of rain I n PA this year maybe combination fungal and not particularly liking moving down to lower hoc.
Definitely takes a while for the kbg to switch growth modes from 4in hoc to lower. May just stay around 3in next year and hope it doesn't burn out. We'll see.

There is fuzz believe it or not under trees. As long as roots develop... should grow out next spring. I will prolly hit with slit seeding and more seed in spring for sure.
Pretty pleased all in all. I usually take the irrigation down by now..but may leave up just a bit longer and water once a day. To keep the Lil seedings going and maybe get a few more seeds from overseeding to pop.
North side of house had first hard frost this morning.
So the project will end no matter what real soon.

Top growth in the Reno area has slowed considerably. Soon I will finally drop pre-m to finish season. I waited till very end to drop that to give any remaining overseeding spots a chance to sprout and grow. I do have quite a bit of germination under bare looking areas under trees. I will try and get some closer shots of that.

Re: Syntaxx 2018 Renovation........
Morning after cut always has a nice look as the grass has begun to stand back up.....and the full sun makes the grass glow...
There are a few annua spots in front...but nothing I'm really concerned about.i'll sprinkle some seed and by the time the annua dies out the seed will have germinated and surrounding grasses closed in on it. That has been my experience on the large field Reno I did in 2017. It's clear based on side by side pics of same area on same date between spring 2018 and 2019. Yeah..I keep a photo journal
