I have about 8k sqft im planning to reno this year. This is the backyard and will essentially bring the entire acre renovation to 95% completed with just a 2ksqt domination strip on far side of my driveway and neighbors yard for next you.

Anything after that would be spot renos for less then acceptable spots or small areas. I hope to round up this years reno area this sunday as its going to be dry that day. Getting peat bales and top soil delivered shortly. I cant wait to be done the large scale renos at this property....for now

well....weather finally cooperated over last two days here in South East PA. I was able to spray the round up. Hope to scalp in the next day or two before it rains again. and be ready for seed next week or so. Have a few areas that need filling.

well here is the kill zone.....with about half scalped between monsoons. Been raining alot in SE PA. So...i will wait till no rsin before seed goes down. Last year i was washed out 2x.

Looks like a great lot with lots of level area. Why have you left the seeding grasses around the hose reel? Is that a bed run amok?

I'm wondering if I'll ever get to drop my seed here is S.E. PA. Nothing but thunderstorms forecast till end of August. I do have 12k sqft of seed blanket I guess I could roll out and my dead plant matter is still there to keep most if not all things in place. I just don't want to be reseeding washouts this year again. Sigh.....such problems to have :)

As I recall it though, when I planted my test plot to see how KBG would do at my place it was 1st week of September and it came out just fine. Maybe I should just sew more and worry less...

Seeded the 25th and set up irrigation the 26th. Weather forecast was supposed to be clear for the next week but has now turned to storms....i feel pretty decent the area will hold as the sloped area is quite gentle and i cant divert the runoff from the top flat part. I am excited for this part of the yard....now its just wait for my germination. I average mass germination around 8 to 10 days...with sporadic around day 5. Wetting down every 2 hours starting 9 am. I alter start times based on weather and ground moisture levels.

this year i also decided to use my 15 gal tank sprayer on back of tractor to apply tenacity vs rhe over priced scotts starter plus weed stop. Im confident this way of application of tenacity is superior to granular anyway. Sprayer running at 60 psi laid down a perfect blanket app that qas sucked into the soil. I can already see sprouts turning white.

As I expected....germination occurring in first section seeded at 5 days.....rest of reno area was seeded the day after first section....so shoukd have germination over entire 7kish by tomorrow and green fuzz by weekend if not rained out.

regarding the tractor...you only see the backyard. total turf area is 1 acre or so. Still not giant... but I use this tractor daily...mowing...loader for moving materials...and snow duties in winter....and backhoe for 2 septic fields if they ever need inspecting. I could never get by without it imo. I compost and turn an acres worth of clippings when needing to bag. She gets a workout. I can cut the yard at a leisurely pace and be done in half hour.

I feel your pain man! I've been dealing with the exact same thing. Thankfully I'm in a 7-10 day stretch where no rain is forecast. Wishing the same for you.
