Crappy Irrigation System

So new home owner here and my irrigation system is pretty shittily done.

8 zones with a new controller which I upgraded.

One side zone has 2 impacts with a rotary that sprays in the backyard.
The impacts are overkill for this area as even with the screw turned all the way in, I am still watering a good chunk of my neighbors lawn.
Then there’s the fact that the heads are mismatched.


On the other side zone, there are 4 pop up head fan styles with an impact mixed in.
Obviously here, the pop ups put down wayyyy more water so the portion with the impact gets under watered.

The back yard is a mess too, a good portion of the yard isn’t even covered while the rotary from the first zone I talked about has wayyy too much land to cover.

Just about the only good spot of the system is the front yard where there are 6 heads on 2different zones all the same type and provide head to head coverage.

The good news here is that I have 2 open zones available on the controller.

Has anyone gutted their system and started over?
Is it feasible to remove all head, cap them all and relocate?

Any advice is appreciated.

While I made due with some hand watering this season, it’s not a permanent solution for me.

Sounds like your problems are layout and head related. Capping existing heads, replacing and standardizing heads, saddle tees on existing pipes for new heads, adding additional pipe can go a long way to improve a zone.

Just go through each zone one by one. I'm very slowly converting my heads and capping a few. I had some heads outside a fence that are now redundant with the fence removed.

Assuming you have adequate pressure and your zones are generally covering an achievable area, you should be set.

Map out your existing layout and see how you can tweak it.

I was finally able to locate the caps at HD today. So the image below is one zone on the side of my house. 3 pop up 180* fans and and 1 impact covering the same amount of ground...makes sense right? No.

I would like to have 4 impacts coving a pie shaped areas(drawing on right).
Is this an ok design? Or is there a better way?

Need dimensions in that drawing to better guage head placement. Also, what is the blackened area? Is that a bed or a wall?

Black stuff is pavement.
It’s out a 15x80 foot area.
The plan is to use rain bird maxi paws.
