Late and unexpected front lawn reno update

I've been waiting and waiting and it's been more than a month, my front kbg lawn hasn't got out of dormancy yet. It's been 10 days now since I dropped the tall fescue seeds. I was so worried since I was so late in this unexpected reno. I was also worried since Sunday and Monday, the temps reached a low of 34F thinking the seeds won't germinate. However, soil temp was around 44F. I also checked if there were any germinations in the morning of Monday, there was none. It started to warm up Monday afternoon. It was also warm yesterday and today, about 70s. It will be warm for another week which is great! I've never missed any watering. I made sure it was always moistened. Here's the latest update.
