Jersey shore - Seed recommendation

I have a place in Wildwood Crest, NJ. I'm looking to overseed my lawn. Lawn gets full sun. Its naturally irigated. Thx for any seed recommendations.

I’d suggest going to NTEP.org

Ideally, you’ll pick seed that works in your area.

Getting seed advice from someone hundreds or even thousands of miles from your location is a bad idea. Your climate differs as most definitely does the soil.

What works in Western Pa, Michigan or Iowa won’t necessarily be a good choice at the Jersey Shore.

NTEP results will show you the best seed in various categories from scientific test locations relatively close to your location.

That said, you are in one of the few places in NJ were you could realistically consider southern grasses, like Bermuda. I’m not actually suggesting it. But you are nearly as far south as you can get in Jersey, other than Cape May.

It will go dormant in the cooler months. I’d probably still suggest a cool season grass.

But your use case is much different than other folks in NJ, where it would be unwise in my opinion.

You might also consider updating your location which indicates you are in Pennsylvania.

I realize it might be a summer home. But you should probably note it.

I'm going to go farther on TT's recommendation about looking for recommendations from others about seed selection. Without any direction about what you're trying to achieve and what your expectations are, it's similar to asking what car you should buy without knowing anything about whether you want to haul building materials, carry a lot of family or go for lower cost. Most people that are going to respond have exactly one grass type and their opinions are only valid on that grass type. Check the NTEP, sure. But if you want the best, darkest lawn and this is a hobby (competition?) or just an overseeding to make it look OK has to come from you, and only you. If we know what you're trying to do, we can give some recommendations and try to help, but without guidance you'll get answers to questions you never thought to ask...

I'm trying to make it look good. Can't go for much more cause I only get down on weekends, and I have no irrigation. The lawn is a mix of kbg, tttf, and pr. Looks good in spring and slowly fades from June through August. At the end of summer, I'm left with a thinner lawn and areas of dead grass. So, just trying to get a decent lawn that will hold up through the summer.

Most likely you'll want to, as an overseed if that's the plan, use TTTF or a mix of TTTF plus a small amount (10-25% by weight) KBG. This is based on your lawn type and the fact that TTPR is the least heat tolerant of the three in general. Most wouldn't bother with the KBG in an overseed, but you can decide what you're willing to try and what you want to spend money on to try. A lot of professional mixes contain both.

A very small amount of PR, like 5%, in a mix, is not a disaster, but avoid it if you can because of the compromises in a mixture. you likely already have enough of it in tye lawn, and it's likely what browns out the most readily in July and August.

Tuckahoe Turf Farm in Hammonton has some high quality seed. I use their Athletic Mix which is 90/10 TTTF/KBG. Their sod is widely used including by NFL and MLB stadiums.
