Well, gee.....With all that rain..... Thats not misleading at all. :D

If it would just snow a little deeper, our winters would be just as bad as y'alls! If it were just colder, out winters would be just as cold.

Nah, the rains stopped, and conditions have not been favorable. Fingers crossed as a front approaches this evening. But with the possible rains, a Flash Flood watch is up.

I didn't mean to imply that we hadn't had any water since 6/28 -- the real threat is where the 60'-70' trees are competition - that soil requires a topping of every 2-3 days and it's getting tough in those areas.

Since when? Last week?! :rotfl:

Now I'm starting to understand all these "weeks" in between irrigation. :D

I'm sure there are a few differences.. Shade and humidity come to mind.

The lone nice part of my back lawn gets afternoon/evening shade from the garage.

I did a search and might have missed it, but it looks like your last post on this was about 12 mos after seeds down. Any update after that point?

I have no idea when my last post was about this. But if you have a specific question I can probably answer it.

Great. What cultivars did you end up using? Why? And and how did your reno turn out? Thanks

I never did a reno, lol. Someday I will, and when I do, I think I'll do the dreaded monostand. And the lucky cultivar will be: Blue Velvet.

At times, other cultivars outperformed it, but BV was the most consistent performer for me. Nice dark blue green, lush appearance, soft under foot, no real problems with it. YMMV.
