The thought crossed my mind that, IF I could get a good enough grade on it, I might be able to put in some real turf..... but I really would be better off with clover.

This is all going to get graded and redone this fall when they put in the septic. I like the clover a lot really.

Yes I love how it's turning out. The soil is quite rocky and tight though. Stays shady and moist. I need to learn how to encourage the clover to grow better.
So far this is 100% chemical and fertilizer free. As far as I know there has NEVER been anything applied to the soil. Maybe cow manure when there was a cattle farm down the road a ways 100 years ago.

I like what I have for now. Dutch white clover.
Today I weed whipped 1000 s.f. of clover and whatever else was growing in there. I knock anything over a foot tall down. Works great.

Quick update on this. After things really grew in, the clover got pushed out and is overgrown with larger brush type plants. The fescue on the other hand is holding other species at bay well.

I was thinking you could overseed with sweet Allysum, baby blue eyes and white yarrow, maybe some strawberry clover and hard or sheep fescue.
I think the key with this type of area would be constant overseeding with various self seeding annuals until you create some stable but fluctuating ecosystem

I sowed the grass and have only trimmed it a few times. It is about a foot and a half tall normally, chokes out most small trees.
